Durango has been ranked as the best place to live, best place to mountain bike, best place to retire and best place to start a business over the last few years. It's no wonder that more and more people are deciding to call this beautiful "city" home.
With an approximate population of 17,000 people within city limits, and over 50,000 in the county, the Durango area preserves its charm and feeling of a small community but enjoys most of the amenities you could ever wish for in a big city. Durango is the home of the infamous Durango & Silverton Narrow Gauge Railroad and maintains it's Wild West vibe on Main Ave., the busy downtown thoroughfare bustling with shops, restaurants and art galleries for every taste imaginable.
Not only does Durango maintain it's longstanding character as an old west town, but new amenities such as the 71,000 square foot Recreation Center and Animas River Trail (running all the way through town) provides excellent outlets for anyone searching for their next activity. Kayakers, SUP paddle boarders and rafters all flock to our town to take part in the Whitewater Park developed here at Smelter Mountain. Our whitewater park is the first of it's kind in America! Another group of athletes that covet the Durango area is cyclists: road, mountain, snow... you name it, they ride it here.
Downtown and "the River" are only the tip of the iceburg! Winter is an incredibly wonderful time of year in Durango, CO. As a high desert valley, we get the best of all worlds by receiving four full seasons every year. It's a very difficult choice, but winter is my favorite! Not only is Purgatory Resort located a short 26 miles from town, but Durango residents take winter sports to the next level by participating in ice climbing, fat biking, crosscountry skiing, snowshoeing, snow camping, backcountry skiing/snowboarding, snowmobiling and ice sculpting.
In addition to all of the fun things to do in and around town, the real estate market is strong and stable. Based on statistical data from the local board of Realtors, in-town homes are estimated to see another 8% jump in appreciation over the next 12 months and interest rates for home loans are still very close to their historical lows.
